01 · How we invest
Bought on fundamentals. Held with intent.
Every acquisition is underwritten on fundamentals — location, structure, tenure, condition and the price at which the asset can be held profitably.
We invest with a long-term ownership mindset. Value is built through income, active management, considered capital investment and time, with capital recycled selectively where appropriate.
A flexible mandate across residential, commercial, mixed-use and other suitable property, on-market or off-market, across locations, asset classes and transaction structures. Ireland is our base and principal market.
02 · Disciplines
Three disciplines, one standard.
Acquisition
Underwriting is done in-house. Each opportunity is assessed on its own terms — condition, income position, tenure and risk — rather than against a fixed template.
Asset management
Assets are managed directly: lettings, maintenance, compliance and finance. Decisions are taken close to the buildings, by the people responsible for them.
Capital
Structures are kept simple and appropriate to each asset, with financing arranged to support a long hold.
03 · Restoration
Restoration, where it earns its place.
Some of the property we acquire merits careful restoration. Where it does, we restore with care, to a standard intended to last.
Restoration is one proof of the model, not its definition — the same discipline runs through acquisition, financing, lettings and asset management.
